Empowering Tenants – Part Three

This installment of the empowering tenant series will cover what changes a tenant can make to your property that are acceptable. Founder/Managing Partner Lamar Hunt Jr. sees exterior improvements such as landscaping changes the best type a tenant can make. Usually the tenant is planting flowers, flower pots or adding bushes. Occasionally a tenant will add decorative steps and edging to really spruce up a place. Another big change tenants like to do is paint. Tenants may want to decorate a child’s room in a theme with bright colors. This is real risky yet it makes the tenant want to stay longer. Consider the change carefully and ask for additional deposits if necessary.  More ambitious changes such as cabinets, countertops and bathroom improvements should be avoided. Also, almost in every case, the tenant pays for the desired improvements. The bottom line is to sit down and look at in writing exactly what the tenant is requesting before saying yes or no. Empowering tenants to make improvements, if done right, can be a valuable asset for landlords.
